sprinkling system..
 

so when i bought my house it said it came with a 'sprinkling system'. turns out he threw a a few heads out in the yard and that was about it. i did some work yesterday to fix all the sprinklers in the front yard, replaced most of the heads, moved the majority to places where the water actually needs to hit, fixed a broken t-joint or whatever it's called, and now i believe the front yard should be good to go.. there may be one spot i'll need to add a sprinkler head, but after that the front yard should be done.

the back yard will require adding 3 or 4 heads, replacing a few more and moving some around.. it'll be nice to be done and not have to move the hoses around.

so, this should add... what, like 15k in equity.. sweet!
